Policies

Thank you for choosing the Berry Patch Bed and Breakfast! We are looking forward to welcoming you to our home. To enhance your stay, please take moment to review our information and policies prior to your arrival. All accommodations at the Berry Patch Bed and Breakfast are subject to the following policies:

Arrival Time: Anytime between 4:00 p.m. and 8:00 p.m. (Early and late arrivals must be pre-arranged).

Departure Time: 11:00 a.m.

Breakfast Time: 9:00 a.m. Daily – A full breakfast is included in the price of the room. Special dietary restrictions and individual early breakfasts can be accommodated if requested in advance.

Accommodations: Rates are for one night lodging, based on a maximum of two guests per room and subject to Pennsylvania State tax of 6% and local taxes of 3%. 

Weekends: Some weekends require a two night minimum stay. Please call us directly to determine single night availability for weekends at 717-708-8168. One night stays are welcome during the week.

Children: We regret that our inn is not designed to be kid friendly and is not suitable for children under 12 years of age.

Smoking: For the comfort of all guests, Berry Patch Bed and Breakfast in a non-smoking Inn, so no smoking is allowed in the rooms, on the room deck, or inside the Inn. However, for our smoking guests, there is a specially designated smoking area located just outside on the ground level behind the Inn. Any evidence of violation of the non-smoking policy will result in a minimum $500 cleaning fee.

Pets: Pets can be accommodated on a limited basis and are restricted to our pet friendly rooms. There is a $20 extra per-night fee for your pets (limit 2). We reserve the right to limit pets to a certain sizes and breeds. Owners must clean up pet waste and walk dogs in specified areas. Please keep your pet on a leash and be prepared to crate your pet if left alone in your room. Unsociable pets (barking, chewing, showing aggression) may be asked to leave.

Cancellations: Cancellations of all confirmed accommodations must be made 14 days prior to your arrival for a full refund, less a $25 handling fee. (Holidays, Special Events and multiple room reservations require a 30 day cancellation notice.) Cancellations or changes made less than 14 days prior to your arrival date will result in a 100% charge of the room rate for all rooms and all dates cancelled. NO SHOWS FORFEIT AND WILL BE CHARGED FOR TOTAL DAYS RESERVED. Because we are a small inn with only 6 rooms, guests are responsible for payment of all nights reserved, whether used or unused. We understand that circumstances arise, sometimes out of a guests control requiring the cancellation of a reservation, however, as a small business, cancellations have a significant impact on us and the services we are able to provide. Therefore, an attempt will be made to rebook any cancelled room, but no guarantees of booking can be given. If we are successful in re-booking the room, we will refund your cancellation less a $50 service fee.
